The Trails is one of Summerlin’s older established villages, developed in the 1990s on the central-west side of the master-plan. The character is established single-family, family-oriented, with mature trees and the parks-and-trails layout the master-plan is named for. Three decades of build-out and landscape maturity distinguish The Trails from newer Summerlin villages — the streets feel settled in.
Builders included a roster of national production firms working in 1990s Summerlin formats. Architectural style trends traditional-southwest with stucco exteriors and tile roofs. Home sizes range roughly 1,600 to 3,800 square feet on standard lots, with selected larger semi-custom product on elevated and corner sites.
Lot sizes typically run 5,500-8,500 square feet. Master HOA fees are approximately $80-$130/month. Resale prices typically range $500K to $850K, with the bulk in the $600K-$725K band.
Schools. Palo Verde High School public-school anchor. Several elementary and middle schools serve the village directly. School ratings: greatschools.org/nevada/las-vegas and niche.com.
Lifestyle. The Trails village name reflects the built-in trail network. Connections into the broader Summerlin trail system are extensive. Red Rock Canyon is 10-15 minutes. Downtown Summerlin retail is 10. Strip is 20-25.
