Mesquite is a small city of about 22,000 people on the I-15 corridor in the northeast corner of Nevada, about 80 miles from Las Vegas and 33 miles southwest of St. George, Utah. The character is small-town, retiree-heavy, and golf-oriented. Eight 18-hole golf courses sit within the Mesquite city limits or its immediate surroundings — the highest concentration of golf-per-capita in Nevada. Mesa View Regional Hospital anchors local healthcare.
For investors
The outlying valley markets — Mesquite, Pahrump, Laughlin — trade at different multiples than core Las Vegas. They draw retiree migration, snowbirds, golf-community demand, and (in Laughlin’s case) cross-river commuters from Bullhead City, Arizona. For investors looking at cap rates outside the Vegas core, these markets repay the homework. Community structure
Mesquite is small enough that most of the residential inventory falls under three or four master-plan or golf-course community umbrellas: Sun City Mesquite (Pulte’s 55+ community, the largest single residential cluster), Falcon Ridge (gated golf community on the east side), Highland Estates (older established neighborhood), and a scattering of smaller HOAs. Housing stock is predominantly single-family detached, 1990s-2010s construction, with newer custom and semi-custom homes on the eastern edge.
Schools and family life

The eight area golf courses are the dominant lifestyle anchor: Wolf Creek, Conestoga, CasaBlanca, Falcon Ridge, Palms, Oasis, Coyote Springs, and others draw players from Utah, Arizona, and Las Vegas. The CasaBlanca and Eureka casino-resort properties are the city’s economic engines. Snow Canyon State Park (Utah) and Zion National Park are within 90 minutes — the access to Utah’s national parks is a meaningful retiree draw.

Mesquite is the most attainable mainstream market in the broader Las Vegas region. Sun City Mesquite homes (55+) trade $350K-$600K. Falcon Ridge golf-course product runs $500K-$1M. Highland Estates resale starts in the high-$200Ks for older inventory.
