North Las Vegas is its own incorporated city, distinct from Las Vegas proper. It runs from Cheyenne Avenue north to the Apex industrial corridor, and from Lake Mead Boulevard east to the Sheep Range foothills. Two facts shape its housing market: first, Nellis Air Force Base sits inside North Las Vegas city limits, anchoring an active-duty military population, a meaningful veteran resident base, and one of the most VA-loan-active buyer pools in the entire valley. Second, North Las Vegas has been the fastest-changing quadrant of the valley by raw new-construction permits over the past five years, with major master-plans (Aliante, Tule Springs, Park Highlands) actively building out.
Veteran buyers
North Las Vegas sits at the front door of Nellis Air Force Base, which means a meaningful share of every buyer pool here is active-duty military, veterans, or military-adjacent families. Schools and family life
CCSD. The school landscape varies more widely in North Las Vegas than in Summerlin or Henderson — do the homework on specific elementary and middle assignments. Mojave High School and Cheyenne High School are the main public high schools. Compare specific schools at greatschools.org.
Lifestyle
The Strip is 20-30 minutes south depending on the neighborhood. Mt. Charleston is 35-45 minutes northwest. Nellis AFB amenities (commissary, exchange, base recreation) are accessible to eligible military families. The drive to Centennial Hills retail (Costco, regional shopping) is 10-15 minutes.
Price ranges
North Las Vegas is the most attainable mainstream market in the valley. New-construction single-family at Park Highlands and Tule Springs starts in the $400K-$550K band. Established Aliante resale starts in the high-$300Ks. Sun City Aliante 55+ homes run $400K-$600K. Eldorado resale can be found under $350K for older product, which makes it one of the best entry points in the valley for first-time buyers using FHA or VA financing.
