Sun City Summerlin is Del Webb’s pioneer 55+ master-planned community in Las Vegas. Construction began in 1989, and by build-out the community totaled more than 7,700 homes across multiple sub-villages. It remains the largest 55+ community in the valley and one of the most amenity-dense 55+ communities in the American Southwest.
Three 18-hole golf courses (Highland Falls, Eagle Crest, Palm Valley) and four recreation centers anchor the amenity package. Each rec center has indoor and outdoor pools, fitness, classes, social programming, and event spaces. The community is structured around the typical Del Webb 55+ model: age covenants (federal 80/20 rule), HOA-funded amenities, low-maintenance landscaping, and home plans built for downsizing buyers.
Home types range from condos and attached townhomes in the lower price band to detached single-family in the upper. Sizes typically run 1,000 to 2,800 square feet. Master HOA fees are approximately $130/month plus sub-community HOA fees on top depending on the specific sub-village. Resale prices typically run $350K (smaller condos) to $700K (larger detached on premium lots).
Schools. Sun City Summerlin is 55+ with limited under-19 occupancy by HOA covenant. School considerations apply only to extended-family visits and rare exception cases.
Lifestyle. Three golf courses, four rec centers, 80+ social clubs, dedicated fitness, pickleball, tennis, swim, and extensive social programming. Red Rock Canyon is 10-15 minutes. Downtown Summerlin retail and the Las Vegas Ballpark are 5-10. The Strip is 20-25.
