Three communities define the top of the Las Vegas valley luxury market. Each is excellent. Each attracts a different buyer. This post is the side-by-side for buyers comparing them seriously.
The Ridges
Howard Hughes Corp’s flagship Summerlin luxury village, developed beginning in the early 2000s on a 1,200-acre parcel backing Red Rock Canyon. Contemporary-modern custom architecture predominates. Bear’s Best Las Vegas golf course on site (current status varies; check the HOA). Guard-gated, 24-hour staffed. Lots quarter-acre to 1+ acre. HOA $250-$400/mo plus selected sub-community HOAs. Resale typically $2M-$10M+. The buyer profile: contemporary-design-forward, often tech-and-finance backgrounds, often part-time residents with a primary somewhere else. Red Rock proximity is the lifestyle anchor.
The Summit Club
Discovery Land Company’s ultra-private membership-only enclave inside Summerlin, on 555 acres. Tom Fazio signature golf course. $150K+ club membership initiation; club membership is a prerequisite for residency. Sponsorship-required showings. Lots half-acre to 2+ acres. Resale $5M-$25M+. The buyer profile: ultra-wealthy primary-and-second-home buyers, often Discovery Land community members in Yellowstone Club, Kohanaiki Hawaii, or similar elsewhere. The amenity package — concierge, family programming, club restaurants, racquet sports, spa — is the lifestyle anchor.
MacDonald Highlands
Christopher Communities’ hillside luxury custom-estate community in Henderson, at the base of the McCullough Range. Custom architecture from traditional Mediterranean to contemporary-modern. DragonRidge Country Club golf course on site. Guard-gated, 24-hour staffed. Lots 1/3 acre to 2+ acres. Resale $1M-$8M+ (lower entry than The Ridges, similar ceiling). The buyer profile: established Vegas wealth plus California-to-Vegas relocation buyers seeking view-driven hillside luxury. The view across the valley toward Red Rock is the lifestyle anchor.
How to pick
