MacDonald Highlands

Henderson's hillside luxury custom-estate community. DragonRidge Country Club.

MacDonald Highlands is the flagship luxury custom-estate community in Henderson, developed by Christopher Communities starting in the late 1990s on hillside terrain at the base of the McCullough Range. The character is luxury-custom, view-driven, and guard-gated. Every site in MacDonald Highlands either looks west across the valley toward Red Rock or sits elevated against the McCullough hillsides.

The community is built around DragonRidge Country Club, with an 18-hole Jay Morrish and David Druzisky designed golf course, clubhouse with dining, fitness, tennis, and swim amenities. Custom homes dominate — production builders are not typical here. Architectural review is administered by the Christopher Communities design committee. Styles range from traditional Mediterranean to contemporary-modern, with the trend in newer builds toward contemporary.

Lots range from approximately 1/3 acre to over two acres. HOA fees typically run $300-$500/month at the master level, with sub-community HOAs in selected enclaves on top. February 2026 aggregator data showed a $2.6M median sale price (up 12.3% YoY), with median list prices in early 2026 running between $3.83M and $5.66M depending on inventory mix. Resale prices typically run $1M to $8M+, with premier view lots and newer custom builds at the upper end. The guard gates are 24-hour staffed; non-resident showings require advance scheduling.

Schools. Coronado High School is the Henderson public-school anchor for the area and consistently ranks among Nevada’s top public high schools. School ratings: greatschools.org/nevada/henderson and niche.com. Many MacDonald Highlands families also consider Foothill High or private alternatives.

Lifestyle. Lake Mead and the McCullough Range are immediately adjacent. The DragonRidge amenity package is the community’s defining lifestyle anchor. Henderson retail (The District at Green Valley Ranch, Galleria at Sunset) is 10-15 minutes. The Strip is 20-25.

Frequently asked questions

Is MacDonald Highlands the same as Sun City MacDonald Ranch?
No — these are different communities. MacDonald Highlands is the luxury custom-estate hillside community with DragonRidge Country Club, $1M-$8M+ price band. Sun City MacDonald Ranch is the Del Webb 55+ adjacent community, $400K-$700K price band. The names are similar; the products are different.
Is DragonRidge Country Club membership mandatory for MacDonald Highlands residents?
No — country club membership is separate from residency. Many MacDonald Highlands homeowners take memberships because the golf and dining are the lifestyle anchor; many do not. Membership tiers and dues are set by the club.
What’s the entry price for MacDonald Highlands?
True entry sits around $1M for an existing resale on a smaller lot. New custom builds, premier view lots, and the largest plans run $3M-$8M+. The community trades slowly relative to its size — many owners are long-tenured.
Is MacDonald Highlands guard-gated?
Yes — 24-hour staffed gates at every entry. Non-resident showings require advance scheduling (typically 24-48 hours) with the listing agent’s confirmation. Ian handles MacDonald Highlands access as part of standard buyer representation.
