Las Vegas has one of the strongest veteran-buyer markets in the country. Nellis Air Force Base sits inside North Las Vegas city limits. The metropolitan area is home to tens of thousands of veterans — active-duty Air Force, retirees from every branch, and Reserve and Guard members across the valley. The real-estate market reflects that.

This post walks veteran buyers through the basics: what a VA loan actually buys you, where to look in the valley, what to watch for, and how the working relationship with the lender shapes everything.

VA loan benefits, condensed

Eligible veterans and active-duty service members can finance a primary residence with $0 down, no PMI, and competitive rates — backed by the U.S. Department of Veterans Affairs guarantee. The benefit is reusable. The Certificate of Eligibility (COE) is the first document to pull (your lender does this through the VA’s portal). VA loan limits in Clark County track the federal conforming limit for full-entitlement scenarios.

The NewDay USA partnership

Ian Palast has worked extensively with Las Vegas veterans using their VA loan benefits, including a multi-year referral relationship with NewDay USA as a lender partner. NewDay USA is a VA-focused lender with deep VA process expertise — cash-out refinances, IRRRL products, and standard purchase loans. Veterans referred to NewDay USA by Ian and the team are eligible for a Lender Credit at closing. Veteran clients of Palast Realty Group get the same step-by-step preparation as any other buyer, plus access to a lender team that already knows the VA process cold. Ian receives no compensation for lender referrals.

Best neighborhoods for veteran buyers

North Las Vegas is the natural first stop — Nellis AFB adjacency, heavy veteran resident base, builders that actively court VA buyers with rate buydowns and closing-cost concessions. Aliante, Park Highlands, Tule Springs, and older Eldorado all have VA-friendly inventory.

Beyond NLV: Sun City Aliante (55+) for retired veterans. Southwest LV for strong VA-friendly new-construction. Henderson for officer-grade and senior-enlisted veterans at higher price points — Inspirada, Cadence, and Anthem-area inventory all accept VA loans without issue.

The VA appraisal difference

VA appraisals have specific Minimum Property Requirements (MPRs) beyond standard conventional appraisals. Functional heating, safe water supply, no major safety hazards, no peeling paint on pre-1978 homes (lead paint), termite inspection in certain zones. Most Vegas inventory clears MPRs without issue, but veteran buyers shopping older established neighborhoods (Eldorado, older Spring Valley, parts of inner Boulder City) should plan for the additional scrutiny.
